The following Terms and Conditions apply to all bookings except those made through Booking.com. The Terms and Conditions for bookings through Booking.com are set out under the Kerswell Farmhouse entry on their website. 
Prices given are per hut per night, based on two people sharing or single occupancy. There are no discounts for single occupancy. The minimum number of days bookable is given on the Hut pages of this website. 
For all bookings payment must be made in full within 7 days of making the booking. Additionally, a £100 damage/loss deposit may be required to be paid in full within 7 days of making the booking. This is refundable less any damage/loss costs according to an inventory, a copy of which will be on display in each hut. The full payment may be paid by cheque payable to Graham Hawkins or by BACS transfer. 
If cancellation is required please remember that a contract exists once a booking has been made. For all bookings, it is Kerswell Farmhouse policy that guests are liable for 50% of the rate if cancellation is in the period more than 28 days prior to the day of the start of the visit, and 100% thereafter. 
Use of facilities 
Shepherds Hut guests are invited to enjoy the fields Kerswell Farm during their stay. Kerswell Farmhouse and its gardens are, however, reserved for the enjoyment of the guests of Kerswell Farmhouse B&B. 
Check in and check out 
Guests are welcome to check in between 16.00-20.00. Please let us know prior to your arrival if you need to check in earlier or later and we will do our best to accommodate you. Check out is by 11.00 on the day of departure. An inventory check will be made 30 minutes before departure. The deposit for loss/damage will be repaid subsequently via a BACS transfer or cheque. 
A child aged 12 and over is welcome if accompanying one adult or two children over 12 if accompanying one or two adults when both huts are booked.  
Well-trained dogs can be accommodated. Dogs must be kept under control at all times as Kerswell Farm is a working farm and has livestock in its field especially in the summer months. This means that a dog must be on a lead in fields of livestock at all time. A deduction will be made from the deposit for any additional cleaning required as the result of the accommodation of a dog. Dogs are not permitted on the beds. Other pets are not permitted.
